Overview

Masonry estimating involves counting modular units (bricks, CMU blocks, pavers), calculating mortar and grout volumes, and applying appropriate waste allowances for cuts and breakage. Unit dimensions are nominal — actual manufactured dimensions are 3/8 inch smaller on each face to accommodate the standard mortar joint.

All formulas follow conventional masonry practice consistent with TMS 402/602 (The Masonry Society) and ASTM standards for concrete masonry units and mortar.

Pavers installed with sand setting bed use nominal dimensions with 1/16" to 1/8" joint spacing — far smaller than mortared masonry. Our paver calculators use the nominal face dimensions to compute coverage.

Core Formulas

CMU / Brick Count

Units = (Wall area / Unit face area) × (1 + Waste)

Unit face area includes the mortar joint: for a standard 8×16" CMU with 3/8" joint → face area = 8/12 × 16/12 = 0.889 ft² → ~1.125 units/ft².

Standard Rules of Thumb (Brick)

  • Modular brick (4" wythe): ~6.75 bricks per ft² of wall face
  • Engineer modular: ~5.63 bricks/ft²
  • Jumbo: ~5.14 bricks/ft²
  • King: ~4.89 bricks/ft²

Mortar Volume

Mortar (ft³) = Units × Joint volume per unit

Industry standard: approximately 0.042 ft³ of mortar per standard modular brick (accounts for bed and head joints, ~25% waste from tooling, dropping, and overfill). For CMU: approximately 0.11 ft³ per block for face-shell bedding only.

Mortar Yield from Bag

Bags = Total mortar volume / Yield per bag

Typical yields: 80 lb Type S premixed mortar bag → ~0.45 ft³ mixed. 60 lb bag → ~0.33 ft³.

Grout Volume (Filled CMU Cells)

Grout (yd³) = (Cell area × Cell height × Cell count) / 27

Standard 8" CMU open cell: approximately 0.258 ft³ per cell void. Fully grouted: ~0.258 × number of courses × number of cells per course.

Type S is the most common exterior residential mortar per IRC R607. Type N is acceptable for interior non-structural work. Mix proportions per ASTM C270.

Limitations

  • Structural masonry design (wall thickness, reinforcement, seismic reinforcing) requires TMS 402 analysis by a licensed structural engineer.
  • Cavity wall construction, veneer anchoring, and flashing details are not modeled — allow for additional materials in detailed estimates.
  • Efflorescence, moisture barriers, and waterproofing materials are project-specific and excluded from these calculators.
